Understanding the Principle of Reciprocity under Taiwan's Land Regulations — and how to find out whether your country qualifies.
Citizens of these countries face no nationality-based restriction when acquiring residential or commercial real estate in Taiwan. (Selected from the Ministry of the Interior's official list — many more countries are included.)
Note: Several of these countries (e.g. Germany, France) appear on the official list with documentation requirements. We confirm the current status for your specific case.
Eligibility exists but comes with specific conditions — limits on property type, use, area, or holding period. Inheritance is often allowed but may carry a statutory deadline to transfer the property to a citizen.
Example: Singaporean citizens may acquire individual units in a condominium and inherit property, but inherited land outside certain categories must be transferred to a citizen within 5 years. Conditions differ by country — we'll explain exactly what applies to you.
Because no reciprocal treaty or qualifying law has been recognised, citizens of countries not appearing on the official list currently cannot register land ownership in Taiwan. This status can change, and exceptions may apply through a foreign company or other structures.
If your country isn't listed above in green or amber, don't assume the answer is no — ask us. There are often legitimate alternative routes, and the official list is updated over time.
This page is a plain-language summary for general guidance only and is not legal advice. Country eligibility follows the official "Reciprocity Country List for Foreign Acquisition of Land Rights" published by Taiwan's Ministry of the Interior, which is updated periodically (this summary reflects the Ministry's list as of its 2019/06 revision). The definitive, current status of any country is determined by the Ministry of the Interior and applicable law. We confirm the live status for every client before proceeding.
