Understanding the Principle of Reciprocity under Taiwan's Land Regulations — and how to find out whether your country qualifies.

Under Article 18 of the Taiwan Land Act, foreign nationals can acquire land and buildings in Taiwan only if their home country grants the same property rights to Taiwanese citizens. This is known as the Principle of Reciprocity. Whether your country qualifies is determined by the official Reciprocity Country List published by Taiwan's Ministry of the Interior.

Fully Reciprocal Countries

Citizens of these countries face no nationality-based restriction when acquiring residential or commercial real estate in Taiwan. (Selected from the Ministry of the Interior's official list — many more countries are included.)

Conditionally Reciprocal Countries

Eligibility exists but comes with specific conditions — limits on property type, use, area, or holding period. Inheritance is often allowed but may carry a statutory deadline to transfer the property to a citizen.

Example: Singaporean citizens may acquire individual units in a condominium and inherit property, but inherited land outside certain categories must be transferred to a citizen within 5 years. Conditions differ by country — we'll explain exactly what applies to you.

Countries Not Currently on the List

Because no reciprocal treaty or qualifying law has been recognised, citizens of countries not appearing on the official list currently cannot register land ownership in Taiwan. This status can change, and exceptions may apply through a foreign company or other structures.

The large majority of U.S. states are fully reciprocal (including California, New York, Texas, Florida, Hawaii, and most others). A small number have historically not been recognised.
